Buying new housing on the primary market from the developer, many buyers face such a concept as finishing. However, do not everyone know that it hides behind this building term and the finishing option differs from the draft.
Differences of different types of finishing works
Most often, the apartment from the developer in new buildings is sold with rough finish. It implies surface repair using the most uncomplicated and cheap building materials. It goes into operation with "bare" walls, floors and ceiling. For instant moving and subsequent accommodation, such an apartment will be unsuitable. To begin with, it will have to do at least a minimum, cosmetic repairs - to put the ceiling in order, bleach the wallpaper or paint the walls, make an outdoor coating.
Apartments with finished finishing finish are an order of magnitude more expensive.
This type of repair work implies the full preparation of residential or non-residential premises to further operation. It allows immediately after the purchase to carry furniture, household appliances and personal belongings, call and start living. Most developers are limited to an elementary set of repair work, which, in total, will be enough for a comfortable stay at first.
What are the finishing work
The concept of "finishing", though quite common, but remains only a popular term, which has no legal importance in real life. Alternatively, only those provisions that are spelled out in agreement between the developer and the buyer are legal. At the moment, no standards of the organization and composition of finishing works are not written, which may be included in the list of mandatory finishing. As a rule, the provisions of the documents relating to the repair are governed by the general practice of passing finished premises, business trafficking and popular concepts.
For Russia, most cases of draft decoration imply the so-called "bare box" of the room with the main utility communications and carried out repair work. The minimum list is as follows:
- stucco wall;

- equipping by all major elements of autonomous or centralized heating;
- supplying sewer and water pipes;
- electrical wiring (it does not imply subsequent installation and inclusion of instruments);
- Mounting windows and doors to the corresponding openings.
In addition to the above construction operations, finishing decoration contains such types of work:
- Organization of floor covering (it can be linoleum, parquet, tile, carpet and much more - by agreement with the buyer);
- coating walls with wallpaper, tile or paint with pre-plaster;
- In addition to the wiring of electricity, switches and sockets according to the project consistent with the customer are mounted;
- equipping the kitchen with an electrical or gas stove, which is not only installed, but also connected;
- Windows and doors after installation must be prepared for operation (to be painted if the manufacturing material implies additional processing);
- For apartment buildings, it must be mounted, the elevator is checked and commissioned until the first buyers settle.
Since it is not legally spelled out by any rules and claims for finishing, all repairs are regulated by building documentation and written agreements between the client and the developer.
Of course, for the buyer, the best option will be the finishing option, since it allows you to immediately move, or start exploiting the room.
However, he should be traced that all agreed stages and types of work are clearly spelled out in the design and operational documentation, which will officially be signed by the Developer.
